Beyond what is selling today, approvals are stacking up around the new station. Sentinel's 350 home build to rent project at 23-47 Villiers Street cleared a VCAT challenge in April 2026, the 619 apartment Arden Village scheme at 189-203 Arden Street was approved through the state's Development Facilitation Program, Novus has lodged plans for 250 rental homes on Munster Terrace near Arden Station, and a permit approved 394 apartment site at 218-246 Macaulay Road was offered for sale in late 2024. Delivery dates will move, but the direction of supply is set.
North Melbourne began as the Borough of Hotham, proclaimed on 30 September 1859 and renamed North Melbourne on 26 August 1887.
The North Melbourne Town Hall was built in 1883 at the corner of Queensberry and Errol streets and still anchors the suburb's civic heart.
North Melbourne Primary School on Errol Street, State School No. 206, traces its classrooms back to 1858 and marked 150 years in 2008.
North Melbourne started life as the Borough of Hotham, proclaimed in 1859 and renamed on 26 August 1887. The boom decades built the bones the suburb still wears, the Errol Street school teaching from 1858, the Metropolitan Meat Market opening in 1880, the town hall rising at Queensberry and Errol streets in 1883. By 1891 almost 21,000 people lived here, and the football club formed in 1869 had already settled at Arden Street.
realestate.com.au reports a median unit rent of $590 a week for the 12 months to July 2026, with one bedroom units at $475 and two bedroom units at $665. Demand comes from students, hospital staff and CBD workers who want to live a short tram or Metro ride from work.
Queen Victoria Market, the Parkville biomedical precinct and Marvel Stadium all sit within a couple of kilometres, and Arden Station now links the suburb straight into the Metro Tunnel spine. Visiting academics, hospital families and event crowds give furnished apartments here a steady stream of short stay guests.
